Amendment C114 Traralgon North Strip Rezoning

Amendment C114 is a combined planning permit application and planning scheme amendment under section 96A of the Planning and Environment Act 1987 (the Act) that will subsequently lead to further subdivision of the rezoned land into smaller residential parcels of land.

The Amendment is running concurrently with the Traralgon North Development Plan update, which adds this land directly to the north of the existing Development Plan area.

What does Amendment C114 do?

The amendment proposes to rezone part of the land from Farming Zone (FZ) to General Residential Zone – Schedule 3 (GRZ3) and to apply the Development Plan Overlay Schedule 7 (DPO7) to support further residential subdivision of the land in accordance with the Traralgon Town Structure Plan and the Traralgon North Development Plan (as amended).

While this amendment and related planning permit applications creates an area of approximately 5.23ha into GRZ3, it is envisaged that the rezoning has the potential to yield approximately 33 lots through future planning permit applications.

The amendment applies to:

  1. 50 Glendale Road, Traralgon (Lot 1 PS329021).
  2. 110A Marshalls Road, Traralgon (Lot 2 PS329021).
  3. Traralgon Maffra Road, Traralgon (Lot B PS729261).

The planning permit applications (2018/94 and 2019/163) seek approval to:

  • Re-subdivide the land at Traralgon-Maffra Road, Traralgon into two lots; and
  • Re-subdivide the land at 50 Glendale Road, Traralgon and 110A Marshalls Road, Traralgon into five lots.

Current Status: Gazettal

Public Exhibition of the amendment took place between 21 November 2019 and 23 December 2019 resulting in a total of 6 written submissions received.

Amendment C114 was approved at the Ordinary Council Meeting on 10 February 2020.

The Amendment was approved by the Minister for Planning on 10 June 2020 and placed in the Government Gazette on 9 July 2020. The Amendment now forms part of the Latrobe Planning Scheme.

Next Steps

All submitters have been notified of the final approval (gazettal).

The final approved documents will are available to view at the service centres for two months (Monday 14 September 2020).
