A planning certificate provides information about planning scheme controls which apply to land.
Planning certificates are official documents issued under the authority of the Planning and Environment Act.
The certificate is used to meet the requirements of the Sale of Land Act 1962. Under this Act the vendor of a property is required to disclose details of the land zoning, and any overlay controls or exhibited proposed amendments to the local planning scheme.

Planning certificates do not show the locations of zone boundaries or additional site specific controls that may apply eg. Building requirements. It is therefore important to check the planning scheme and contact the Statutory Planning Unit regarding further planning provisions and controls.
All associated fees must be paid before the document is issued. If you are requesting a priority Certificate via fax a photocopy of a cheque will suffice.
